Selling your Laguna Niguel Home

Like any other type of business, Laguna Niguel Real Estate ebbs and flows. Some seasons see more buyers than others, and having served this market as a Laguna Niguel Realtor for many, many years, I understand sellers’ rush to get their homes listed in time for the spring. Spring usually brings lots of buyers out and if you’re planning on selling, now is a great time to get your Laguna Niguel home ready for listing.

Listing a home is easy; it’s the staging part that can be a bit tricky. It is always best to work with a seasoned Laguna Niguel real estate professional. An experienced realtor will be able to show you how to present your house to buyers so that you have the best chance of selling your home quickly and for the best price possible. I encourage you to get your house ready to sell as quickly as possible – this time of year is one of the best to sell your Laguna Niguel home. If you have question about selling a home in the Laguna Niguel real estate market, please feel free to contact me at (949) 939-0300 or shoot me an email at brad@bradcoleman.com.

Buying a Laguna Niguel Home

While house hunting can seem fun when you are first starting the process, it can become quite tedious when week after week you find no properties that have everything on your list. Believe it or not, most people who are looking for a Laguna Niguel home really aren’t sure what they want when they start looking. While it’s ok to not have your priority list set in stone, there are defiantly things you want to have narrowed down before you begin seriously looking for a Laguna Niguel home.

1) Bedrooms – The number of bedrooms your new home has is probably one of the most important factors of any property on the Laguna Niguel Real Estate market. Unless you’re planning on doing extensive remodeling, make sure that any homes you are considering have the appropriate number of rooms for you and your family.

2) Stories – Some people love ranch-style homes while others adore multiple levels. When your narrowing down homes in the Laguna Niguel area, be sure to tell your Laguna Niguel realtor if you have a strong preference for one style or the other.

3) Bathrooms – Bathrooms are extremely important to most buyers and can be a huge asset if you ever sell your home. Re-plumbing a home can be a considerable undertaking, so be sure that you are happy with the number and sizes of bathrooms in the homes you view.

Selling a Laguna Niguel Home With a Realtor

Selling your Laguna Niguel home can be a tedious and time consuming process, especially if you choose to sell your home on your own. Selling your home without the help of an experienced Laguna Niguel Realtor can lead to many problems down the road. Not only do for sale by owner homes in the Laguna Niguel Real Estate market and South Orange County Real Estate market tend to take longer to sell, they also deter many potential buyers due to perceived cost inflation.

Laguna Niguel realtors, who are experienced in the market, will be able to help you stage your home for sale as well as price it appropriately. An overpriced home will take quite a bit of time to sell, and will often times require a series of price reductions before you receive any serious offers. And the longer your house stays on the market, the less negotiating power you have. If you are selling your Laguna Niguel home on your own, consider at least interviewing a few experienced Laguna Niguel realtors and hearing their plan for selling your home. You may find that hiring a professional dramatically increases traffic to your home as well as speeds the selling process.
